Hedonik Fiyat Modeli ürünlerin bir bütün olarak sunulduklarında ayrı ayrı
piyasaları oluşmayan özelliklerinin örtük fiyatlarının belirlenebilmesi için
kullanılmaktadır. Literatürde özellikle dayanıklı mallar ve kamusal malların refah
analizleri için kullanılan Hedonik Fiyat Modeli bu çalışmada Isparta ilindeki
konutların özelliklerinin örtük fiyatlarının belirlenebilmesi için kullanılmıştır. Bu
amaçla 2014 yılı içerisinde 266 adet satışa çıkmış konuta ait veri emlakçılar ile yüz
yüze görüşülerek Kasım – Aralık 2014 tarihleri arasında derlenmiştir. Veriler
konutlara ait yapısal özellikleri ve lokasyon özelliklerini kapsamaktadır. Çalışmada
doğrusal regresyon tekniği En Küçük Kareler ile Logaritmik-Doğrusal formda
uygulanmıştır. Çalışmanın bulguları ön beklentiler ile uyumludur; Isparta’daki
konutların fiyatlarını etkileyen en önemli özellikler ısınma sistemi ve estetik öğelerdir.
Hedonic Price Model is used to determine implict prices of the charasterictics
whose prices can not be determined separately becsause of their embedded structure.
Hedonic Price Model which is widely used in the literature for durable goods and
analyzing wealth of public goods has been analyzed for determining implict prices of
the characteristics of houses in Isparta city in this stuady. Fort this purpose, data about
266 houses for sale were collected between November and December 2014 by
interviewing face-to-face with real estate agents. The data cover the structural and
locational features of the houses. In order to achieve this goal, the technic of lineer
regression is used with Ordinary Least Squares under the Log-Lin matemathical form.
The findings of this study are compatible with the pre-expectations so that the most important characteristics affecting price of a house in Isparta are the heating system
and aesthetic items
